I have had a great deal of remodeling to do in order to get my house market ready for Airbnb. I finally feel like I have hit the halfway mark and I’m very proud of that.

My biggest win would be that I’m partnering with a local animal rescue to open a STR property management company where a percentage goes right back into the animal rescue! Your videos are absolutely pivotal to helping us get started so thank you!!!

The only bad neighbors are the Air BnB tenants with their constant raucous. You should live next door to an Air BnB. It shouldn’t have to come to the point where someone has to sell their home, so another person can profit.

What do you guys think about thin mattresses? Something like 16cms for STR's?? Would it be a bad idea so go for those?

Random question, I recently launched my place June 2nd and haven't see one single booking on ABNB, I know the no reviews are a deterrent but I wonder how long it should take or if you have any recommendations on what to do to help get it off the ground.

As a guest I like essentials offered: coffee, tea, sugar, salt and a bottle of water, tp, dishwashing liquid, a (new) rag or dish sponge. A broom or Hoover. Matching and nice dishes and cutlery. If the kitchen is only equipped with left over dishes from the flea market, chipped and bent… it’s a no no. I have a problem with refillable dispensers. The idea is great but I am always afraid someone could have put something gross inside… there must be enough towels and a spare set of linen. I like to change my bed often. Great if there is a washing machine. If the place is nicely set up the guest will most likely leave it that way

Long time guest here. Please include a picture of the stove if you have one. Sometimes its hard to tell if smaller places have one. Also picture of washer/dryer. Thanks

For the personal account of the properties you own, may I ask how you have that setup? I now have 2 rentals and have never set any of these systems up (I know, I was clueless). I am looking into how to set them up, the bank asked if I have them as LLCs or Sole Prop under my name. I have no idea where to go from that question now.

Labeling everything is a great way for someone to feel like the space is not theirs. Completely impersonal. Don’t rely on labels to notice if your toaster is missing, just make a checklist.

It makes no sense to increase the nightly rate instead of cleaning fee. I dont think you should pay a larger cleaning fee by staying longer. It should be a flat fee

That comment about food spoke directly to my heart... I should say here we've got a teen and a pre-teen who were in primary school when we were setting up, both with a voracious appetite.. delaying their meals has never been an option 😂

9:30 what if you have a residue 1 and your property can hold 6, and when cleaning goes in for a flip and every bed was slept in and all dishes were dirty, could they be charged foe extra guests

I agree with you that I hate the new photo tour. I want my money shots first and not the living room and dining room etc like they suggest. How do I get rid of this feature and not have Airbnb force me to do the photo tour. Is there some sort of toggle button or something I can change?😊
